For property and building managers
Leaks, damage, works: nobody argues about the date any more.
A stain that spreads, a ledge that gives way, a contractor who says the job is done. At the owners' meeting, with the insurer or in court, the question is always the same: what was it like, and when?
The problem
Situations that keep coming back
No. 01
Leaks
Where the water comes from, since when, how far it has spread: without a series of photos with verifiable dates, the story depends on residents' memories.
No. 02
Damage to common areas
The building policy asks you to document the damage, often before repairs. Photos taken in a hurry on a phone do not say when they were taken.
No. 03
Major works
Condition before work starts, progress, handover: every step that gets paid for is a step that can be disputed.

How to use it
Enter the building and the claim or job: every acquisition stays labelled and you find it in the Library.
For a leak, photograph the stain from the same position days apart. Each photo has its own third-party date: the sequence tells how it developed.
A short video shows where the damage is relative to common areas. A voice note of up to 30 seconds records who was there and what was found.
Gather acquisitions into a case file and share the ZIP with the insurer, engineer or lawyer. In the minutes, the verification code is enough.
The package
What you hand over
For each acquisition, a package anyone can re-check on their own:
- the original file and a PDF report to attach to a claim or minutes;
- the fingerprints of the files, signed by the device;
- timestamps from third-party authorities, including a qualified eIDAS one (InfoCert);
- address and location of the capture point, with a map;
- an interactive.html page to re-check the fingerprints in the browser and a short code for public verification, which does not show the image.
Plainly put
What LOCUS does not do
- It is not video surveillance: it does not record continuously and must not be used to film residents.
- It does not determine where the water comes from or who is liable: the engineer does. LOCUS makes the images they rely on verifiable.
- Filming people and private spaces is subject to legal limits (privacy and third-party rights) that remain with whoever films.
- Admissibility and weight of evidence are assessed by the court, case by case.

Only with the occupant's consent, as for any inspection. LOCUS does not change access rules: it documents verifiably what you may lawfully capture.

No. The server receives only the fingerprints and, for photos, a histogram. The package stays on the phone of whoever captured it: keep it with a backup copy, like any building record.
No. The package contains the page and scripts to re-check everything independently, and anyone can use Locus Validator, free for macOS and Windows.
